- The importance of explaining the role of the Strata Manager in the first AGM.
- The role of the Strata Manager vs
- The role of the Building Manager (if applicable)
- The role of the Owners Committee
- Setting expectations and obtaining commitment in the first Owners Committee meeting
- SCA roles and responsibilities hand-outs.
- Discussing and agreeing how the OC will work with the Strata Manager
- Frequency of contact and how work will be dealt with – i.e. ad-hoc decisions as they arise vs decisions made once a month at a Committee meeting.
- Electing one OC member as point of contact
- Response times – both Strata Manager and OC committing to timely turn-around.
- Receiving instructions by phone and email – confirmation must always be by email.
- Explaining Schedule A and B fees and when the OC will likely incur Schedule B charges.
- OC Code of Conduct – what the Strata Manager expects of the OC
- Creating a CoC – what should it cover?
- Obtaining OC commitment to abide by it
- Avoiding a “tick and flick” approach to passing information to OCs
- Tips on managing opposing factions within an OC

Assessment Delivery and Certificates
