Topic Overview
Strata management companies must establish procedures to check that their panel of contractors have appropriate Insurances and certificates/licences to undertake the work to which they are being engaged for.
Often conflicts arise from time to time whereby a contractor which is being considered for work at a scheme may be related or a close friend of a Strata Committee member or agent.
Asking simple questions as noted below may highlight any potential issues:
- Is the contractor licensed?
- Are the insurances up to date?
- Are their insurances applicable for the work involved?
- Do they have the appropriate licence or certification for the job at hand? IE. A confined space permit for the servicing of a detention pit and pump.
- What experience do they have?
- Is there a conflict of interest?
- Is there a relationship that needs to be disclosed?
This topic will cover legislative compliance relating to the selection of contractors for client schemes.

- The basic processes which must be undertaken prior to engaging a contractor on behalf of a scheme
- The legal and ethical obligations for all parties involved in the decision making and contractor selection process
